Rates, Policies, and Terms & Conditions

Rates & Fees

  • Rates are subject to availability and may vary during holidays and special events.

  • An 8% resort fee and applicable taxes are not included in listed rates.

  • Rates are per night, per room, and subject to change without notice.

Discounts

  • All discounts (including AAA, AARP, and others) are based on availability at the time of booking.

  • Most discounts are not valid during Summer Peak Season (Thursday - Saturday nights), holidays, or special events.

Minimum Stay Requirements

  • A two-night minimum stay is required on weekends in July and August, as well as during holidays and special events.

  • A four-night minimum stay is required for premier rooms at Manhattan Beach Lodge during July.

Reservation & Cancellation Policies

  • All reservations must be guaranteed with a valid major credit card. Guests must be 18 years or older to book.

  • A 25% non-refundable deposit is required at the time of booking for all reservations.

  • Credit cards will be validated and authorized prior to 6:00 PM on the day of arrival. If a card cannot be validated, the reservation will be released.

  • From Memorial Day Weekend through Labor Day Weekend (Peak Season): 30-day cancellation policy applies. Cancellations made within 30 days of arrival will result in a charge of one night's stay plus tax or 50% of the total reservation, whichever is greater, in addition to the non-refundable deposit.

  • Off-Season (after Labor Day Weekend through before Memorial Day Weekend): 14-day cancellation policy applies. Cancellations made within 14 days of arrival will result in a charge of one night's stay plus tax or 50% of the total reservation, whichever is greater, in addition to the non-refundable deposit.

  • All holidays and special events are non-refundable. No changes or cancellations are permitted.

  • Cancellations outside of the cancellation window will forfeit the 25% non-refundable deposit but may apply that deposit toward a future stay within one year. After one year, the deposit is forfeited.

  • No-shows will be charged the full reservation amount.

Special Requests

  • Specific room locations, adjoining, and connecting rooms cannot be guaranteed due to lodge layout.

  • Rollaway beds are available for $10 plus tax per night, based on availability at check-in.

  • Cribs are available complimentary, subject to availability.

Noise Policy

  • Quiet hours are enforced between 12:00 AM and 7:00 AM.

  • Guests causing noise disturbances may be charged the full cost of their stay, along with any discounts or compensation provided to impacted guests.

No Smoking Policy

  • All properties are 100% smoke-free.

  • Smoking inside any building will result in a $300 cleaning fee charged to your account.

Pet Policy

  • Pets are welcome in select pet-friendly rooms at Whitefish Lodge & Suites and Manhattan Beach Lodge for an additional fee.

  • Pet-friendly rooms must be reserved by phone, as availability is limited.

  • A $300 cleaning fee will apply if a pet is found in a non-pet-approved room.

  • Pets must not be left in the room unattended.

  • Guests must sign a pet agreement upon arrival.

  • A $300 excessive cleaning fee will be charged at management's discretion if a room requires deep cleaning beyond standard housekeeping for pet hair.

Excessive Cleaning Fee

  • A $300 excessive cleaning fee will be charged at management's discretion if a room requires deep cleaning beyond standard housekeeping due to excessive mess, bodily fluids (vomit, urine, etc.), smoke damage, strong odors, or other excessive cleaning needs.

  • Guests are expected to treat the property with care and respect all lodge policies to avoid additional charges.

Damage & Incidentals Policy

  • Guests are responsible for any damage to rooms, furnishings, equipment, or the property caused by themselves, their guests, or pets.

  • The cost to repair or replace damaged items will be charged to the guest's credit card on file.

  • Management reserves the right to assess appropriate charges for damages beyond normal wear and tear, including loss of revenue if the room cannot be rented due to damage.

Check-In & Check-Out Policy

  • Check-in time: 3:00 PM

  • Check-out time: 11:00 AM

  • Early check-in or late check-out may be available for an additional fee, based on availability.

  • Guests who depart late without prior approval may be charged a late check-out fee equivalent to one night's stay.

Payment & Authorization Policy

  • All reservations must be secured with a valid major credit card at the time of booking.

  • Upon check-in, an authorization hold may be placed on the guest's credit card for the total room charges plus an additional incidental hold (typically $100).

  • Final charges will be processed to the credit card on file at check-out. Any remaining holds will be released based on the card issuer's policy, typically within 3-7 business days.

Lost & Found Policy

  • Items left behind will be held for up to 30 days. After this period, unclaimed items will be donated or discarded.

  • Guests are responsible for providing a shipping label or covering shipping costs if items need to be returned.

  • The lodge is not responsible for lost or stolen items.

Security & Conduct Policy

  • Guests are expected to behave respectfully toward staff, other guests, and the property at all times.

  • The lodge reserves the right to remove any guest or visitor who violates policies, engages in illegal activity, or creates a disturbance. In such cases, no refund will be issued for unused room nights.

  • Unauthorized visitors, parties, or gatherings are prohibited without prior management approval.

  • Guests are responsible for ensuring that all members of their party comply with lodge policies.
